After years of frustration with a home that was too far gone (poor insulation, slab foundation, poor mechanics) to remodel, but located in one of the most desirable neighborhoods in Cincinnati, the client decided it was time to tear down and rebuild a new home in the same place. With a very tricky triangularly shaped lot and a tight budget, it was quite a challenge to meet the many hopes for the new home. After many design variations, the client and architect finally landed on “the one” which is a clean, fresh modern 2 bedroom ranch that utilizes natural light as much as possible. Although the budget and lot size limited the square footage of the overall footprint, the home features a lower level with a walkout patio, which brings considerable natural light to an otherwise dark basement. In the future, the client hopes to finish this level of the house, increasing the amount of bedrooms and bathrooms. The design is focused on mo dern simplicity, both in form and in function… meaning, it is designed without any wasted or unused space, as well as no unnecessary decoration. An important design feature, which may purposely go unnoticed, is the amount of storage located in just the right places, allowing the homeowner to stay organized in a smaller home, thus keeping the living spaces free of clutter.
